When you speak to the operator advise them you live in a property managed by Camloc property and you have an urgent repair in your property. If the emergency repair is in a communal part of the building such as the main building entrance or hallways, carparks etc then please call the building management company to report the urgent issue.

The number can be found in the main entrance to your building .

TENANT FEES SCHEDULE

1.Holding Deposit (Per tenancy) One week’s rent. This is to reserve a property.
Please Note: This will be withheld if any relevant person provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing). If the tenant is a company (PLC, Ltd or LLP) an administration fee is payable to reserve the property instead of a holding deposit.

2. Tenancy Security Deposit (per tenancy, rent of under £50,000 per year) we charge upto Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy. To be paid prior to check in

3.Unpaid Rent. We will charge interest on late or unpaid rent. Interest will be charged at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please note: This will not be levied until the rent is more than 14 days in arrears.

4.Lost/ replacement keys. If the tenant loses the keys resulting in the need for new keys and new locks the tenant will be charged the full and actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys.

5. Change of contract details ( ie add a new tenant ) at the tenants request ) £50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents. Change of Sharer (Tenant’s Request) £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right to Rent checks, deposit registration as well as the preparation and execution of new legal documents.

6.Early Termination (Tenant’s Request) Should the tenant wish to leave their contract early, they shall be liable for the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

7. Tenant Damages, a tenant will be charged the cost of or required to replace ( with a like for like quality item)any items they break or damage during the tenancy that requires repair or replacement and is not deemed wear and tear but damage or negligence.
